The "Try Before You Buy" Revolution: Is Testing a Home the New Way to Shop?

Hello everyone! It’s Emanuele and Michelle Vinci here, your local property pair for the OL2 area.

Have you ever bought a pair of shoes, got them home, and realised they actually pinch your toes? Or maybe you’ve bought a new cereal that looked delicious on the box but tasted like cardboard? Usually, you can just take the shoes back or throw the cereal away. But with a house? You’re stuck with it!

Well, big news has just hit the headlines that might change how we think about moving house forever. A new trend is sweeping across England and Scotland where people are "renting before they buy." It’s essentially a giant "try before you buy" scheme for homes. From shiny skyscrapers in Liverpool to cosy little cottages in Norwich, people are moving in as tenants first to see if they actually like the neighbourhood before they hand over their life savings to buy the place.

Why on earth would you do that?

Imagine you’ve found a beautiful flat. It looks perfect in the photos. But once you move in, you realise the neighbour plays the drums at 3:00 AM, or the "sunny garden" is actually a dark, damp cave for six months of the year.

By renting first, people are finding out the secrets of a house before they commit. It’s like dating someone for a year before you decide to get married, rather than going on one dinner date and signing the wedding papers!

Did you know? The average person in the UK stays in their home for about 21 years! That is a very long time to live somewhere if you don't like the way the street smells on bin day or if the commute to work is actually a nightmare.

What does this mean for you?

If you are looking to buy, this takes the "scary" out of the move. You get to test the water. You can see if the local shop actually stocks your favourite bread and if the park is nice for walks.

If you are selling, this might sound a bit strange. Why let someone rent your house instead of just buying it? Well, it can actually help you find a buyer much faster because people feel safer saying "yes" when they know there’s a trial period. It’s a win-win!

Our View: What’s happening in OL2?

Here in Royton, Shaw, and the rest of OL2, we have a brilliant mix of homes. We have those lovely stone terraces and some fantastic newer estates. While we haven't seen a massive wave of "rent-to-buy" skyscrapers like they have in Liverpool yet, the feeling behind this news is very real here.

In our experience, people in OL2 moved here because they love the community. We think this "try before you buy" trend shows that people are starting to care more about the feeling of a home and the friendliness of the street than just how many bedrooms it has.

Surprising Fact: Did you know that some people spend more time choosing a new television than they do looking at a house before they buy it? Most house viewings only last about 20 minutes! This new trend of renting first is a huge wake-up call that we need to be more careful.

Emanuele & Michelle’s Top Tip

Whether you are renting first or buying straight away, do some "detective work" like these people in the news:

  1. Visit at night: Is the street quiet or is it a racetrack?
  2. Walk to the shops: Is it a nice stroll or a struggle?
  3. Talk to a neighbour: Just say hello! People in OL2 are lovely—they’ll tell you the truth about the area!

Whether you’re looking to move or just curious about what your own home is worth, we are always here for a cup of tea and a chat.
