A Fair Balance in the OL2 Property Market
If I told you that there are actually fewer homes for sale today than there were last month, would you automatically assume it’s becoming harder to buy a house?
It sounds like a trick question, doesn't it? Usually, "less stuff" means "more fighting" to get what’s left. But property is a unique sector, and here in the OL2 postcode area—stretching from the leafy corners of Royton like Bennett Way over to the bustling centre of Shaw—the current environment is a bit more relaxed than you might think.
The "Good News / Bad News" Balancing Act
Let’s start with the good news: if you are a buyer looking to move near Snipe Leach Farm or find a family home on George Street, the pressure is well and truly off. The level of competition for each home has dipped, meaning you don’t need to rush out of Sunday lunch to view a house before it’s gone. You have the breathing room to think, measure up for a new sofa, and perhaps even negotiate.
The "bad" news (depending on how you look at it) is for sellers who were hoping for a frantic bidding war. We are currently in what we call a "balanced market." Imagine a playground see-saw that is perfectly level; neither the buyer nor the seller is holding all the power. Everyone has a fair seat at the table because the current stock levels and buyer demand are in a steady equilibrium.
Understanding the Market Balance
In the world of property, we use a specific calculation to see how the market is weighted. We look at the relationship between the total number of properties currently for sale and the number of buyers actively committing to a purchase.
Right now in OL2, that calculation sits at 7.7.
To give you some context, if that figure is under 6, it’s a seller’s market (lots of buyers, not enough housing supply). Because we are at 7.7, it means there is currently a high level of choice for buyers. In fact, that figure has grown by 0.6 since May. Even though there are slightly fewer homes for sale than last month (we’ve gone from 305 down to 298 properties), the ratio of available stock compared to active buyers has widened.
Where is the Action Happening?
Each month, roughly 38 homes find new owners across OL2. That’s about nine or ten "Sold" signs going up every single week. Whether it's a grander home on Rochdale Road or a cosy terrace tucked away in a quiet Royton street, market activity remains steady; people are simply being much more selective about their next move.
Did you know that while the average price people ask for in OL2 is around £268,891, the price people have actually paid over the last year is closer to £205,998? This tells us that those who are being realistic with their price tags are the ones successfully navigating the competition for sellers and getting the keys handed over at the end.
What This Means for Your Garden Gate
If you are thinking of selling: Don't panic that there is more choice for buyers right now. It just means your house needs to look its absolute best and be priced sensibly from day one to stand out against the other properties currently for sale. You can't just put a "For Sale" sign up and expect a queue at the door by teatime. You need a bit of patience and a great plan to handle the increased competition.
If you are looking to buy: This is your time! With 298 homes currently for sale and a steady turnover, you have the luxury of choice. You can look at that extra bedroom or that bigger garden in OL2 without feeling like someone is going to nip in and buy it while you’re asleep.
If you are a homeowner: Your home is still a very solid place to be. Even though the intensity of the market has cooled slightly, 452 people successfully moved house in our area over the last year. People always want to live in OL2—we’ve just moved from a frantic sprint to a comfortable, balanced walk.
