I was walking through Royton the other day, clutching a lukewarm tea, when I bumped into a neighbour who has lived in the same terrace for thirty years. They asked me a question I hear all the time: "Emanuele, Michelle, is the sign on the post actually telling the truth?" They weren’t talking about the street names; they were talking about the prices they see in estate agents' windows versus what’s actually happening behind closed doors in Oldham.

It got me thinking. The Oldham property market, specifically here in OL2 6, is currently playing a bit of a game of "Guess the Number." Whether you are looking at a family home near Eskdale Avenue or a cosy spot over in Shaw and Crompton, there is a fascinating story unfolding this October.

What’s in the Shop? At the moment, there are 97 properties looking for new owners across the area. Think of it like a local library—there are about 132 different books (listings) we’ve been tracking, but only a certain number are "on the shelf" ready to go today. We are seeing about 8 homes sell every single month. It’s a steady, calm rhythm. We aren't in a mad rush where everything vanishes in a weekend, but we aren't standing still either. It’s what we call a "balanced" market—a bit like a seesaw that’s perfectly level.

The "Gap" in the Middle Did you know there is currently a £20,567 gap between what sellers want and what buyers are paying?

Imagine you’re at a car boot sale. You might want £10 for that old lamp, but the person buying it only has £9. In our neck of the woods, sellers are generally asking for about 8.8% more than the final handshake price. If you’re selling, this is a little hint from the market: be realistic with your starting price, and you’ll find a friendlier buyer much faster.

The Seven-Year Treasure Chest This is my favourite bit of news to share. If you bought a home in OL2 6 back in October 2019, your house isn't just a roof over your head anymore—it’s a piggy bank that’s been growing while you slept.

Seven years ago, the average home here sold for £155,396. Today, that same home is worth roughly £237,230. That is an extra £81,834 in your pocket. To put that in perspective, that’s enough to buy a fleet of brand-new family cars or pay for a decade of very fancy holidays. Your home has grown in value by over 50% just by sitting there!
