Thinking of your home as just a roof over your head is a bit like seeing a treasure chest as just a wooden box. It’s lovely to look at, but what’s inside is what really changes your life! It’s Emanuele and Michelle Vinci here, and today on 1 June 2026, we’ve been chatting about how different types of houses in the OL2 6 area are behaving like very different types of pets. Some are slow and steady tortoises, while others are leaping like golden retrievers!
Imagine if, back in 2019, you chose to buy a detached house near Bennett Way instead of keeping your money in a savings jar. Today, that decision would be worth an extra £57,577 in your pocket. That is enough to buy a fleet of brand-new cars or pay for about a thousand trips to the seaside!
The Big Picture: Why is this happening?
You might hear people on the news talking about "inflation" or "interest rates" and feel like switching off the telly. But here is the secret: those big scary words determine who knocks on your front door with an offer. Right now, the Bank of England rate is at 3.75%. Because it’s a bit higher than it used to be, people who are buying their very first home — often looking at terraces or flats in Royton — are having to be extra careful with their pennies.
Meanwhile, families who already own a home and have seen their wages go up (national earnings are growing at 3.7%) are still keen to find more space. This is why detached and semi-detached homes are holding their value so well in OL2 6; the people who want them often have a bit more "wiggle room" in their budgets.
The Price Ladder: From Flats to Detached
If you’re walking around our lovely neighbourhoods, have you ever wondered about the "gap" between the houses you see? In OL2 6, the price tags looks like this:
- Detached Houses: £382,800
- Semi-Detached: £244,277
- Terraced Homes: £158,872
- Flats: (These are the most affordable entry point into our area!)
Did you know that the "jump" from a terrace to a semi-detached house is about £85,000? That’s like the price of a fancy sports car, but instead, you get your own driveway and a bit of extra breathing room from the neighbours!
The 7-Year Champions
This is where it gets really interesting. Since 2019, the "Growth Champions" in OL2 6 are the larger family homes. If you bought a semi-detached house seven years ago, it is worth £36,746 more today. But if you bought a terraced house, it has gone up by about £12,780.
Why the difference? Well, over the last few years, everyone started wanting a home office or a bigger garden. Because more people were "bidding" on the bigger houses near places like Pit Lane, the prices for those homes shot up faster.
What should you do?
- If you own a detached home: You are sitting on a goldmine! Even though the national market is a bit chilly (down 0.4%), your type of home is the "must-have" item in OL2 6.
- If you own a terrace or flat: Don’t worry. Because detached houses have become so expensive, more people are going to start looking at terraces again because they are such great value.
- If you are buying for the first time: With an average price of £158,872 for a terrace, OL2 6 is much more affordable than the UK average of £284,862. You're getting a lot more "house" for your money here!
Looking Ahead
As we head through 2026, we think "the middle" of the market — those lovely semi-detached homes — will be the ones to watch. They offer the best balance of space and price.
Whether you're in a cosy terrace or a grand house on Bennett Way, the OL2 6 market is staying steady with a "Balanced" rating. That means there isn't a rush, and there's plenty of time to find the perfect move. Why not pop in for a brew and tell us what your dream home looks like?
